Most agents believe tenants rent houses purely because they can afford them. So the marketing looks like this: > 2 BR HOUSE TO LET – NAKURU TOWN @ KSH 15,000

Then come the usual weak bullets:

Tiles
Token
Newly built
Spacious
Balcony
Wi-Fi
Phone number at the bottom.
Plus a reminder: “Viewing fee applies.”

That’s it.

To cement their ignorance, they add 3–8 interior photos only—no gate, no compound, no surroundings, no context.

The predictable outcome?

They receive endless calls asking what they consider “stupid questions”:

Is there a police station nearby?
Does the caretaker live on the premises?
How is security?
How far is the tarmac?

Instead of answering, they snap back:

> “Stop asking questions. Come view the house. Carry Viewing Fee of Ksh 2,500.”

Desperate house hunters pay.
They arrive.
The house doesn’t even come close to expectations.

The agent collects the viewing fee.
Tomorrow? He gets paid again to show the same house.

If you ask me, that’s scamming both the tenant and the landlord.

If not scamming, then it is pure incompetence.

Parenting ease

Peace of mind
Making or saving money

If your marketing does not clearly state how the house improves a tenant’s life, then you are not marketing.
